“Rachel and I wanted to share with you some of our thoughts concerning our recent purchase of Moreton House, Wantage Road, Streatley on Thames, West Berkshire. Our first visit to the property was on a desperately cold and dull day at the end of the first week of January. Our initial impressions of the property were that it was immaculately presented, airy, highly specified, had been the subject of extremely prescriptive fit and finish regime and bore the hallmarks of a developer that demanded the highest level of workmanship. These initial impressions were borne out by our closer inspection and subsequent visits to the property, culminating in our ownership commencing on 22 March 2013. It is acknowledged that it is always exciting when a new purchase is made, especially when it concerns something as significant as a new family home. However, we really do feel that our delight and enjoyment of the property has been amplified not only by the construction approach and finish achieved but the care with which the property has been designed and thought through. More particularly the following matters should be noted:

Fit and Finish
Immediately prior to completion a full review of the property was undertaken by the Bentier team and all ordinary course drying out cracks were addressed and remedied such that on our arrival immediately following completion, there was nothing to draw the attention of the most discerning eye.
All internal joinery was executed neatly from doors and architraving to skirting boards. There is nothing that exhibits a failure to fit on account of defective workmanship on installation. Six months after practical completion of the property’s construction there appears very little in the way of settling movement throughout the property (as evidenced by the minimal pre-completion remedial works).

Internal Fittings
All bathroom sanitaryware has been sourced from Duravit and HansGrohe with glass Merlyn showerscreens and installed with great care. Tiling to the walls and flooring in each of the three en-suite bathrooms and the further family bathroom has been perfectly finished with aluminium (not plastic) edging where required with sharp cut lines and consistent spacing of 2-3mm. The same consistency of workmanship has been replicated with the extensive tiling to the ground floor kitchen/dining room areas.
The kitchen area has been faultlessly installed with all units correctly hung offering extensive storage space with a design that allows a natural ‘flow’ to the user. All appliances are pre-installed ready to use and in perfect working order. The feature granite work surface/breakfast bar is an eye catching feature as well as an immensely practical surface.
The property is wired ‘for the future’ with not only extensive socketry to all rooms, but also full Category 6 wiring to carry high definition media to all rooms and pre-wiring to carry multi-room audio if required. In addition all lighting is LED which when combined with underfloor heating on both floors will make for low running costs.

External
It is immediately clear that to the external elevations, the brickwork to the property has been very carefully laid with ‘double pointing’ used. The chimney displays attractive decorative brickwork. The block-paving to the extensive driveway to the front of the property from the electric gates is solid, evenly spaced and should provide many years of use without ‘tramlines’ developing and the paved areas around the property are again installed with clean and neat spacings of no more than 2-3mm.
The site within which the property is situate has been extensively and sensitively landscaped with a full planting scheme implemented to take account of the site topology. We look forward to the trees and shrubs maturing over the next few years.

Property Handover
Upon completion occurring, two completely full A4 sized box files were handed over containing not just the expected NHBC paperwork, plus statutory paperwork for utilities but also encompassing all guarantees/user manuals/specification sheets for all kitchen appliances, heating and lighting systems, security system, gate entry system, bi-folding doors, water softener, windows and garage door openers.
In addition paint samples together with samples of all tiles used throughout the property were left in the garage so that in the event of future repair being required, the correct items can be sourced to match.
Overall, as you will probably gather, the quality of execution is extremely high and certainly played a significant role in our decision to purchase the property. We will look forward to living at Moreton House and all being well, we would like to think that this will certainly not be the last time that we get to enjoy the ”Bentier Experience”. It is a great credit to you and your team.
